If the scenario arises whereby one of your agents is in a multiple offer situation and they are also writing an offer there are some steps for transparency and compliance that need to be followed.

The Listing Broker needs to go to Paragon and switch the listing agent to the brokers name, since the listing is technically the broker’s anyway, this should be fine.
(Note: if there are multiple listing agents in Paragon please ensure you check this as well.) -
The Listing Broker then goes to ShowingTime, and looks at the listing to review the ShowingTime Co-listing agents. (within approx. 15 minutes the original agent’s name(s) should no longer be on the list).

Listing Broker or Brokerage Delegate deals with the offers as normal.

Once the offers have been dealt with, Listing Broker goes back to Paragon, and changes the primary listing agent back to the original agent(s).

Update the status of the listing (Pending, Sold, etc.)

For additional transparency, the ShowingTime listing log will show when the listing was changed to the broker and when the offers came in, got viewed, etc.

Go to ShowingTime Listing Maintenance and check the Listing Activity Report to download the Offer Manager Report

Go to ShowingTime Listing Maintenance and check the Listing Changes Log to see the time stamps of the agent changes.
This way the OfferManager process can still be used but it helps to ensure the original listing agent is truly out of the circle of communication until after the multiple offer process is completed.
