CMA Preferences Wizard
There are three Preference Wizards to assist you in setting up your system for the first time.
Click Preferences from the Paragon Main Menu then under System you can select from:
- Preferences Wizard
- Collab Centre Preferences Wizard
- CMA Preferences Wizard
CMA Preferences Wizard
The CMA Preferences Wizard walks you through the process of setting up your CMA Defaults. This set up includes customizing presentation setup, page layouts and adjustments.
Once you run through the preferences wizard your Paragon CMA is set up. If you wish to make changes to any of these settings simply go to Preferences, then click CMA. To re-open the wizard, select CMA Preferences Wizard under the System column.
Most of the Wizard is simply fill in the blanks. If you are new to Paragon, you may wish to skip some items for now and come back to as you understand more of what that preference does for you.
The CMA Preferences Wizard will take you through 14 pages and walk you through areas you can customize to tailor your CMA to you and the way you do business.
Step 1 - Start the wizard go to Preferences, then select CMA Preferences Wizard under the System column. Click "Start" in top right corner.
Step 2 - Create your Cover Letter.
Note: You can create 3 cover letters and select any of them as a default cover letter which will be applied to all new CMA's. However, you can always change between the 3 for any specific CMA.
Step 3 - Create the Agent Resume that you wish to use as part of your CMAs.
Note: You can create 3 Resumes and select any of them as a default resume, which will be applied to all new CMA's. However, you can always change between the 3 for any specific CMA.
Step 4 - Company Information is only editable by the Broker/Manager of your office.
Step 5 - Select the default subject property that you wish to use. You can change between the 3 reports for any specific CMA.
Step 6 - Comparable Report (Horizontal) will allow you to set some basic defaults for this report.
You can customize the fields that you wish to display in your report as well as determine if you want the subject property to display never, only on first page or on every page. As well you can decide which remarks you want on your report, (recommend that you use Pub Rmks).
Step 7 - Comparable Report (Vertical) will allow you to set some basic defaults for this report.
You can customize the fields that you wish to display in your report as well as determine if you want the subject property to display never, only on first page or on every page.
Important: this report is also knowns as the CMA Quick View and changes made will be reflected throughout the system.
Step 8 - CMA Summary
You can customize the fields that you wish to have displayed in your CMA Summary report.
Step 9 - CMA Comparable Property Statistics
These reports contain some graphs and as such you can make default determinations of gridlines and defaults colours to set.
Note: The CMA Wizard is the only place you can change the default colours for your graphs.
Step 10 - CMA Sellers Net Sheet
The RAE doesn't use this in any of our reports, so please skip this page.
Step 11 - Final Comments
This page is good to add at the end of your CMA and will contain your final comments. It is also a good place to include the disclaimer as shown, as AREA rules state this must be on your CMA somewhere so this is a great place to use it.
You can copy and paste the text from this box here:
This estimate of market value report is solely for the use of the client and purpose stated in the report and is not for subsequent use. The client or any other person must not use this report for financing, civil proceedings, income tax purposes, or financial reporting purposes. A real estate appraiser did not prepare this report and the report is not a real estate appraisal report. The report does not comply with real estate appraisal standards of practice.
Step 12 - Choose Theme
Select your default presentation theme. You can choose from any theme for any specific CMA.
Step 13 - Footer
This is what will appear at the bottom of every page. You don't have to have something here, but bear in mind that adding something in here will cut into the bottom of every page meaning that less info can be displayed per page.
Step 14 - Disclaimer gets added to the bottom of every page, similar to the footer in Step 13, adding in too much information like the full disclaimer at the bottom of every page will take up valuable page space. We recommend that use option 2 and ensure that you add in the full disclamer into your final comments page.
Complete. Click close.
If you wish to make changes to any of these settings simply go to Preferences, then click CMA.
To re-open the wizard, Go to Preferences and select CMA Preferences Wizard under the System column.
