To ensure compliance with current Alberta building codes and reflect updated industry standards, we are introducing a change to how construction types are selected for listings in the Association's MLS® System. This change aims to prevent confusion and improve the accuracy of property data for factory-built homes after 1998.
Why the Change is Happening
The terminology used for classifying homes has evolved over time. Previously, terms like "Mobile" and "Manufactured" were commonly used for homes built in the mid-20th century. However, since the Alberta Building Code update in 1997, which took effect on June 1, 1998, CSA A277 has been the only standard used for new homes built off-site. As a result, the correct term for newer homes is now 'Modular' or 'Factory-built.'
The CSA Z240 standard, which governed older mobile and manufactured homes, is no longer used for new builds in Alberta. Homes built after 1998 must comply with the more stringent CSA A277.

- Selecting the construction types 'Mobile' or 'Manufactured' for homes built after to 1998 will result in an error.

- Listings for homes built before 1998 can continue to use 'Mobile' or 'Manufactured', as these terms reflect the older construction standards.

How to Find CSA Information for a Home
Here’s how you can find what the CSA number and serial number of the home.

CSA Number:
The CSA number for the home (e.g., CSA A277) can typically be found on the certification label attached to the home. This label is usually located on the main electrical panel, near the entrance, or inside the utility closet. If you are unable to locate it, the home’s manufacturer or dealer can provide this information. -
Serial Number:
The serial number can also be found on the same certification label or can be requested directly from the manufacturer or dealer. The serial number is unique to each home and is important for tracking and registration purposes. -
Fact Sheet:
A fact sheet containing details about the home’s compliance with the CSA standards is typically provided by the manufacturer or dealer at the time of purchase or installation. This document outlines the home's specifications, including whether it adheres to the correct CSA standard.
