The introduction of the Land Lease Community class marks a significant evolution in RAE’s MLS® System. By replacing the outdated Mobile class and enhancing related fields, the system now reflects a broader range of property types, including modular, manufactured, and site-built homes. These updates bring greater clarity to property data, align with industry standards, and improve the experience for REALTORS® and their clients.
This article highlights the key updates, including new field names, added classifications, and adjustments to construction types and styles within the Residential and Rural classes. Let’s explore how these changes simplify listings and provide a seamless experience for all users.
Land Lease Community Class Updates
The Mobile class has been renamed Land Lease Community, a term that better encompasses modular, manufactured, and site-built homes. This change reflects the diversity of housing options found in these communities while enhancing data accuracy and aligning with industry terminology.
Class Renamed to Land Lease Community
This term is more inclusive and accurately represents communities that feature modular, manufactured, and site-built homes. Unlike “Manufactured Home Park” or ‘Modular Home Park’ which might imply only mobile homes, Land Lease Community encompasses a wider range of housing options.
Field Name Changes
Several fields have been renamed to reflect these updates:
New Fields Added
-
- Home Width and Length (Required): This new field helps describe the size the home regardless of the construction type, replacing the mobile and manufactured home specific terms “single-wide” or “double-wide.”
- Body Type (Required for Mobile and Manufactured homes): This new field will specify the size type of mobile and manufactured homes, such as "single-wide" or "double-wide."
- Skirt Type (Optional): This field allows the input of the material used to cover the space between the ground and the bottom edge of a mobile or manufactured home, as well as some modular homes.
Construction Type and Style Updates

Residential and Rural Class Updates
To ensure consistency across classes, the following updates have been made:
Construction Type
The values ‘Manufactured’ and ‘Mobile’ are now available as an option but can only be selected for homes built prior to 1998.
Building Type
The value 'Manufactured Home' has been removed and mapped to 'Detached Single Family', and it is also mapped to the new Construction Type value 'Manufactured'.
Style
- Removed Values: The ‘Single Wide Mobile Home’ and ‘Double Wide Mobile Home’ values have been removed and mapped to ‘Bungalow’, and also mapped to the respective values in the new Body Type field.
- ‘Modular’ Style Removed: The ‘Modular’ value will be removed from style classification, as it is considered a construction type rather than a style. It will not be mapped to a different value as modular homes can have multiple levels; therefore, it was not assigned to a specific style.
Why These Changes Matter
These updates make it easier to list properties accurately, ensuring compliance with modern standards. By improving the quality and relevance of property data, REALTORS® can provide buyers with better information, boosting confidence and enhancing the overall user experience.
